SHORT-TERM RENTAL AGREEMENT
This Short-Term Rental Agreement (“Agreement”) is made between the following parties:
Guest: The individual named in the booking confirmation (“Guest”)
Host: Tina Cuthbert (“Host”)
THE PREMISES
The Host agrees to lease the described property to the Guest, and the Guest agrees to rent from the Host:
Mailing Address: The Oystercatcher, Cornwall
Hereinafter known as the “Premises”.
LEASE TERM
The Guest shall be allowed to occupy the Premises during the dates and times confirmed in the booking. Check-in and check-out times are as stated in the reservation details.
QUIET HOURS
Quiet hours begin at 10:00 PM each night and continue until sunrise. No music or loud audio is permitted during this time, in respect of neighbouring residents.
OCCUPANTS
The total number of individuals staying on the Premises must not exceed the number confirmed in the booking. If more than the authorised number of guests are found on the Premises, this Agreement may be terminated by the Host.
BOOKING FEES
The Guest shall pay the Host the amount confirmed at the time of booking.
SECURITY DEPOSIT
A damage deposit of £600 will be pre-authorised on the card used for the reservation two days before check-in. This isn’t a charge, just a temporary hold. It will be refunded in full after your stay, minus any deductions for damage, missing items or excessive cleaning.
CANCELLATION POLICY
To confirm the booking, full payment is required. 30% of the total is non-refundable. Cancellations made at least 60 days before arrival will receive a 70% refund. Cancellations within 60 days of arrival are non-refundable.
SMOKING POLICY
Smoking is not permitted on the Premises.

SUBLETTING
Subletting of the Premises is not permitted.
INSPECTION
The Host may inspect the Premises with prior notice, in accordance with applicable laws. Breach of this Agreement may result in immediate termination without refund. The Guest must vacate at the agreed time and date.
MAINTENANCE AND REPAIRS
The Guest shall maintain the Premises in good, clean condition, suitable for immediate re-letting. Any damage or excess mess may be charged and deducted from the Security Deposit.
TRASH
All waste must be disposed of in line with the Host’s instructions.
QUIET ENJOYMENT
Guests are expected to behave respectfully towards neighbours. Large gatherings or parties are not allowed and may result in immediate termination of this Agreement.
HOST’S LIABILITY
The Host is not liable for injury or property loss during the Guest’s stay. Guests are advised to obtain their own insurance if desired.
ATTORNEY’S FEES
If legal action is needed to enforce this Agreement, the Guest will be responsible for the Host’s reasonable legal fees.
USE OF PREMISES
The Premises may be used for residential purposes only. Commercial activity is prohibited.
ILLEGAL ACTIVITY
Use of the Premises for illegal purposes is grounds for immediate termination of this Agreement, with no refund.
POSSESSIONS
Items left behind will be handled with reasonable effort to return them. After two weeks, unclaimed items may be retained or disposed of by the Host.
GOVERNING LAW
This Agreement shall be governed by the laws applicable in the location of the Premises.
APPENDIX A: WEBSITE TERMS & CONDITIONS
By booking and using the Premises, the Guest also agrees to abide by the terms and conditions set out on the Oystercatcher website (https://oystercatchercornwall.com). This includes, but is not limited to:
Intellectual Property: All rights to content on the website belong to Oystercatcher and/or its licensors. Guests may not reproduce, republish or redistribute content without permission.
User Comments: The Host is not responsible for user-submitted content on the site but reserves the right to remove anything deemed inappropriate.
Linking and Framing: No linking to or framing of the website is permitted without written consent.
Content Accuracy: While every effort is made to keep content accurate and up to date, the Host accepts no liability for any inaccuracies or temporary unavailability.
